You won’t be able to get an extract from the Unified State Register for free. Its cost is 250-400 rubles, depending on the type of certificate and the required data. From the moment you submit your application until you receive the document, it can take from several hours to several days. The period depends on the speed of request processing on Rosreestr servers.
From the USRN extract received online you can find out:
- Full name of the owner;
- Date of registration of the right to own real estate.
- The term of the mortgage loan, if any.
By the cadastral number or the exact address of the property, you can find out the owner of any real estate - an apartment, house, plot of land or building.
Alternative options
Let's move on to simpler, but less accurate options, namely contacting various organizations or residents. Let's consider all the possibilities, noting their pros and cons:
- Address to residents . The simplest and most obvious way is to ask about the owner of the property directly from the person who lives there. The advantage of this method is that you practically don’t need to do anything. And, of course, you can ask a question for free; no one will demand money from you for an answer. There are much more disadvantages. Firstly, they may refuse to give you this information. Secondly, you may be given inaccurate information, which may cause some harm. Previously, I ordered electronic statements on the official website of Rosreestr, but now I use its partner service Ktotam.pro (I indicated the reasons in the next paragraph). Whotam.pro takes official information from the Unified State Register of Real Estate, and not from any of its databases, because along with the extract they will send a digital signature of the Rosreestr registrar (EDS).
Why did I start using Whotam.pro? 1) On the Rosreestr website, an extract costs 290 rubles. In Ktotam.pro, an extract costs 250 rubles, and a package of 5 statements costs 150 rubles each. From Rosreestr you will receive an extract in an unreadable .xml format and will have to convert it into a readable form. 4) It is easier to fill out the order fields and there are few of them. The Rosreestr website is inconvenient, there are many fields for ordering and you need to enter your passport data.
