What is meant by cadastral number and why is it needed?
Each immovable object (building, premises, land plot) is assigned an identifier - a cadastral number. It encrypts complete information about real estate. As soon as a unique number is received in the cadastre and registration occurs in Rosreestr, the object can participate in transactions. This is confirmation of the legal existence of real estate with certain characteristics.
To simplify the work, legislators decided to introduce a unified coding system for structures and sites. Therefore, you can easily find out the cadastral number of a property by address, resulting in the following information:
• physical location of the object (region, city or town, and even district);
• cadastral number of an apartment, private house, land plot or premises.
What does the cadastral number of a land plot consist of?
The structure of the cadastral number is represented by twelve digits, combined into groups, which are separated from each other by a colon. In addition, the cadastral number may contain spaces.
The structure of the cadastral number is hierarchical and consists of four levels. It is presented in the following format: AA:BB:SSRPLL:KK.
The following information is hidden behind the letter designations:
- AA – cadastral district. In the first place, numbers are always put down that coincide with the number of the region of the Russian Federation, within whose borders the state cadastral registration of land is carried out.
- BB - cadastral region. These numbers indicate part of the cadastral district (an administrative unit of a subject, for example, a district of a particular region).
- ССРЛЛ – designates part of the territory of the cadastral region - cadastral quarter. Usually these are small settlements, microdistricts (neighbourhoods) of the city, etc. These numbers indicate the smallest territorial unit of the cadastral district, which is recorded on the duty cadastral map and recorded in a separate section of the state register. This level can be designated by no more than 7 digits, which indicate the code of the zone, area and quarter.
- КК - number of the land plot. This code often does not have the same meaning as the number of a gardening plot or other association. For example, garden plot No. 3 may have cadastral plot number 647.
The most common cadastral number consists of 13 digits (typical). But in practice, a different number of numbers is often encountered.
Thus, twelve digits contain the numbers of real estate located in small regions. The central part of the country fits into this number of symbols. In large cities, which are characterized by large areas of land occupied by real estate, registration actions are carried out using more complex ciphers (with the exception of objects registered for the first time, which are assigned standard 12-digit cadastral numbers).
Due to the large number of objects requiring registration, the number of symbols indicating cadastral blocks and numbering of land plots will be greater. Therefore, the cadastral number will consist of more than 13 digits. The maximum number of digits is 16.
It is worth noting that increasing the number of characters designating a cadastral district is unacceptable, since its designation is always identical to the region code.
Often in documents you can find a cadastral number in which there are no spaces between the values of the third sector. Such an entry does not lose its meaning, and a similar format is acceptable by the nomenclature acts of Rosreestr, approved by the departments responsible for land use and land management on the basis of the legislation on the state cadastre.

Why do you need to know the cadastral number?
This is an important point before the planned purchase and sale. You will also need a cadastral identifier when preparing documents.
It is unacceptable stupidity to draw up a contract for the purchase and sale of property and not first check the purchased object for “legal purity”. And to do this, you must first find out the cadastral number at the address of the property or other characteristic. The identifier certifies that the living space (land or other property) is officially registered in the Unified State Register. This step minimizes the risk of fraudulent activity against you.
What to do if you don’t have a number
When selling or otherwise transferring real estate to a new owner, the identification number does not change.

What are conventional numbers used for?
The law provides for the assignment of property rights, both by cadastral number and by conditional number, with the only difference being that today conditional numbers are no longer assigned to structures and buildings. Only the cadastral number is now placed in the state real estate cadastre, which, formally, is the moment of formation of the real estate itself and registration of property rights to it. Today, conventional numbers are found only when working with houses, apartments, and structures built before 2002. It is noteworthy that the conditional number (CN) was assigned only to objects on the land plot, but was never assigned to the land. The UN today occurs, for example, before putting an apartment on the cadastral register if the house was built before 2002 and no registration actions were taken in relation to a specific property. In simple terms, there used to be a system for recording development objects in the form of a unique numeric code into which the location was “sewn”. With the start of the work of the Unified State Register of Real Estate, the need for a registration no longer existed due to the introduction of a cadastral number (CN). The ID does not look like a cadastral number, but when re-registering property rights, it is saved along with the cadastral (newly assigned) number. That is, there are 2 uniqueizers in the documents at once, so there is no need to worry about this.
Differences between UN and KN:
- The UC uniquely identifies any structure (share, building, apartment), while the CN is issued for land plots as well;
- The law even today allows for the identification of objects through the UN, but only in cases where the KN has not been assigned, that is, for official use or until the information is entered into Rosreestr (obtaining a cadastral number);
- CN can be used in relation to buildings that are erected on land plots without an assigned CN;
- UN is formed from 6-7 digits, while CN have only a six-digit digital designation. The format of the cadastral number of an apartment or any other real estate is formed from the “abbreviation” region: district: quarter: unique object number.

How to find the cadastral number of a separate premises
It is not easy to find out the cadastral number from the address of a separate premises. The difficulty of searching is that such objects have different numbers in Rosreestr and are also designated differently by owners. Therefore, it is problematic to find a specific residential or non-residential premises on the official portal of the Unified State Register of Real Estate.
How to act when you need to obtain a cadastral number for a specific premises:
1. On the help page of the Rosreestr online service, find the required non-residential building or multi-apartment residential building. A list of rooms in it will be displayed. Carefully review the information provided and find the desired option based on area and other indicators. This process will take a lot of time.
2. Order an extract from the Unified State Register of Real Estate for the region of location or the cadastral number of a specific structure or residential building. An extract from the Unified State Register of Real Estate is ordered at the address of the property, the conditional number or the number of the right specified in the certificate of ownership.
